Ontario land transfer tax brackets
Provincial LTT is charged on slices of the price: 0.5% on the first $55,000, 1% on $55,000–$250,000, 1.5% on $250,000–$400,000, 2% on $400,000–$2 million, and 2.5% above $2 million. First-time buyers may get a rebate up to $4,000 of the provincial tax.
Toronto charges a municipal land transfer tax on top. For typical homes under $3 million the municipal brackets match the provincial ones. From 1 April 2026, Toronto uses higher rates above $3 million. Toronto first-time buyers may get a municipal rebate up to $4,475. Mississauga, Vaughan, and the rest of the GTA do not charge Toronto's tax.
Common questions
Is this the same as property tax?
No. Land transfer tax is paid once at purchase. Property tax is yearly.
Do I get the rebate in cash at closing?
Often the lawyer applies it on the statement of adjustments if you qualify. Eligibility is stricter than this checkbox.
What about BC or Quebec?
